Zoning Restrictions: Before you get your hopes up about your dream of a home addition. You should check your town ordinances for zoning laws. This could prevent you from even getting started with the build depending on various local legislation.
Purpose of the Room: Before you get all excited about designing your home addition you should have a clear purpose on the room in mind. Are you looking for more room in anticipation of a growing family? Do you want a place to host guests for an enjoyable evening? Whatever you desire for the room may be, have a clear purpose in mind.
Think About The Seasons: Do you get tired of winters cooped up inside? If so you should consider an all-season room. This will allow natural light all year long while another winter drags on. If you’re not worried about another winter, a 3-season room still provides functionality 75% of the year, and is typically a less expensive build than an all season room.
Design Elements: This goes along with the purpose of the room. If you addition is a place to host guests, maybe you want the addition of a wet bar or a place to hang a TV. How will you cool and heat the room? Should you consider a ductless HVAC system? Will you need storage in the room? This is the fun step in designing your home addition, as you can make it as “you” as possible.
